service. Rental properties are individually owned
and maintained, and therefore reflect the taste of each
owner. While it is possible to arrange your rental
over the phone, we urge you to inspect the properties
before you make your final selection.
Properties are rented on a weekly basis
from Saturday to Saturday with specific rental period
information available from your Avalon Real Estate
Agency representative. Whether your visit is
planned for a week, a month, or the entire season, we
will be happy to help you find your ideal seashore
retreat!
Check-in time is 1 pm and check-out time
is 10 am.

including noise restrictions, recycling requirements,

Inside Properties
The island is relatively narrow at most points, so no
property is too far from our beaches. Of those not in
the beachblock or on the bay, a small rancher typically runs
from $500 per week in early June and late September, to a
high season price of $1,000 to $1,500 per week. Most
of our owners define high season as early July until late
August. Many of these properties are available for
single week rentals and do require a security deposit
There are many Cape Cods, Studios or two-stories in the
mid-island areas. These homes are typically well
maintained but not ultra modern or air-conditioned.
The weekly rates range from $650 in June and September, to
$1,650 in July and August.
There are also several modern, air-conditioned larger
(4-6 bedroom) houses available at a short walk to the beach.
Some run as much as $3,000 - $5,000 per week in high season,
down to under $1,700 in the off season
Beachblock Properties
Locally, beachblock is defined as a location where you do
not have to cross a street to access the beach. Here
and there, a home may be called beachblock because the only
street to cross is a slow traffic road and there are few or
no houses across the road to walk past on the way to the
beach. Usually a beachblock house will enjoy
some ocean view, at least from the deck(s).
In the beachblock there are still a few very simple,
small, one floor homes, usually with three bedrooms.
They may run as low as $1,050 per week, early and late in
the season. The high season weeks run $1,900 to $2,200
per week.
Moderate, mid-range beachblock houses, usually with four
bedrooms or more are listed at $1,000 to $1,300 per week in
early June and late September. In season, a house like
this will be $1,900 to $3,600 per week. (Central air
conditioning always adds $200 to $400 per week to the
price).
There are a select few large, modern, air conditioned
homes available in the beachblock. One could run as
much as $7,000 per week in mid-summer, with early and late
season rates proportionately lower. Many of these
top-end properties require a greater than usual security
deposit, and may require a minimum stay of two weeks or
more.
Bayfront
Only where a tenant would have direct access to a canal,
harbor or open portion of the Intracoastal Waterway would be
described as Bayfront. Bayfront in Avalon and Stone
Harbor usually faces West, frequently providing a sunset
view. Most bayfront properties include a dock and/or a
boatslip. The price range for a week at a
Bayfront house is just below the prices quoted for the
beachblock.
Beachfront
There are some beachfront owners who are willing to
accept rentals in their properties. Obviously, these
are the most expensive rentals in the towns. Most rent
for about $2,000 per week in early June and late September.
In high season it could be over $10,000 per week. The
minimum rental period may be two weeks or longer and
frequently security deposit requirements are proportionately
higher than other homes.
Condominiums
There are a few condominium complexes scattered over the
island. None of the complexes are very large. A
couple are beachfront, more are bayfront. Some include
a pool or other amenities. There are efficiencies to
4-bedroom units available. Some condominium
associations have a two-week or more minimum rental
requirement. Prices will vary according to season,
location, size and amenities.
Duplex Properties
There are a number of two-family houses on the island.
These usually run just a little less per week than a single
house of comparable location and features.
Seasonal Rentals
Some of each category of property are offered for rent
for the full Summer season. In most cases these
rentals run from late May to early September. Seasonal
tenants put utilities in their own name for the Summer.
Security deposits are higher for full season rentals.
Seasonal rentals range from $6,000 and under to well over
$30,000 for the entire period.
